HOT TUB RULES: Use at Your Own Risk: Guests enter and use the hot tub at their own risk. Maximum Occupancy: A maximum of 6 people are allowed in the hot tub at any time. Enter and exit the hot tub slowly and carefully. Dogs are not permitted in the hot tub. Please turn off the jets after each use. Jumping or diving in the hot tub is strictly prohibited. Children under 18 must be supervised by an adult at all times while in the hot tub. Glass items are not permitted in or around the hot tub. Guests with health conditions such as pregnancy, heart disease, diabetes, low or high blood pressure, or any other health conditions should consult a doctor before using the hot tub. Please put the cover back on the hot tub when not in use. Do not splash water out of the hot tub. Splashing and water absorption with swim suits will cause water levels to get too low and water can no longer flow into the filter area and damage will occur to the hot tub motors which can be very expensive for our guests to repair. 116 Fussen Strasse, LLC reserves the right to charge guests for damages caused to the hot tub from splashing water out and any negligence caused by guests while using the hot tub. The hot tub is drained, cleaned, refilled with fresh water, and treated with chemicals before each guest's arrival for your safety and enjoyment. Due to this the water temperature may not be at desired temperature at arrival for trip and will still be heating. Hot tubs are not to be used as swimming pools. They are used for relaxation purposes and not in more than (15) minute intervals. Women who are pregnant or think they may be pregnant should not use the hot tub. Children under (12) years of age, anyone with a heart condition or any other health issue should NOT be in water with temperature higher than (98) degrees for over (15) minutes. The chemicals and excessive heat from overuse can cause skin and eye irritation, rashes, fever and ear infections. 116 Fussen Strasse, LLC and the property operators are NOT responsible for injuries, accidents, medical issues or medical bills. DOGS: Only dogs are permitted on the property, with a limit of up to three (3) dogs per stay. No exotic or dangerous animals, cats, hamsters, etc., are allowed. Additionally, dogs with any history of biting are not permitted. Owners are responsible for cleaning up after their dogs both inside and outside the house. Proper disposal of animal waste is required. Dogs must be kept on a leash while on the property outside of the house. Owners will be held liable for any damage caused by their dog(s) in full. This includes damage such as chewing furniture or other items. (The dog fee is for additional cleaning, not as a deposit to go towards any damage caused by the dog) Dogs must be crated when left unattended in the home. They are not allowed to be enclosed in a room or bathroom. START UP SUPPLIES: We're pleased to provide you with a starter supply of essentials for your comfort during your stay. You'll find shampoo, conditioner, body soap, a selection of coffee , tea, dish detergent, clothes detergent, and trash bags available for your convenience. Please note that while we strive to ensure your comfort, these supplies are intended as a starter pack and may not last for the entirety of your stay. SMOKING: No smoking is permitted inside the house. Smoking is only allowed outside the house. Smoking is strictly prohibited in or around hot tubs, propane grills, or propane tanks. An additional cleaning fee will be charged if there is a smell of cigarette or marajuana smoke inside the house. FIREPLACE: Guests are solely responsible for the use of wood-burning fireplaces. Use only wood logs and either one fire starter block or a few small pieces of fat lighter in the fireplace; no other materials are permitted. Start fires with a small amount of wood and gradually build to a reasonable size. A maximum of three to four logs should be burning in the fireplace at any given time. No fires are allowed anywhere on the property except in the wood-burning fireplace located in the living room. HEATING & AIR CONDITIONING: Our snazzy HVAC unit keeps things comfy year-round. Please keep the temperature between 67-73°F. No need to go extreme – it won't speed things up, just might give our unit a headache! One Thermostat: Located in the hallway next to the stairs, it's the boss of the whole house. If things feel different upstairs vs. downstairs, tweak it a bit to find your perfect balance. Airflow: We've got dampers to spread the love, but it's not always perfect. Check the downstairs thermometer by the bathroom to compare. If you light a fire, the heat might shut off upstairs. Give it a breather by opening the doors after – keeps everyone toasty! PARKING: Guests are permitted to park on the driveway. Exercise caution as the driveway is steep and curved. Parking on the grass is prohibited. This restriction is in place to prevent damage to septic tanks, drain lines, and water lines, which may not be visible. PEST & ANIMALS: You are choosing to travel to the beautiful North Georgia Mountains. Many properties are in remote,wooded areas which provide privacy and scenicviews. There will be no refunds or rate reductions due to any natural elements relating to being in the North Georgia mountains including the following: mosquitoes, biting gnats, lady bugs,scorpions,spiders, flies,moths, palmetto bugs, general flying insects, chiggers, lizards, racoons, deer, snakes, bears and any other animal or insect that calls the North Georgia Mountains home. Do not leave food & consumables unattended overnight or food in garbage containers outside. This will attract bears and other wildlife. Secure the lid to the trash cans with the cable and clips provided. If guest(s) have an issue with pests or wildlife at the property, please contact through the rental platform. The best will be done to try and remedy the situation, however guest(s) understand that any pests and wildlife are certainly beyond the control of the Owner or LLC. Please do not feed bears or any other wildlife you may encounter. FIREWORKS, FIREARMS, & ATVS Fireworks use is not allowed on the property. Firearms are permitted at the property but no target practice or recreational shooting is allowed. Owners that bring a firearm onto the property are responsible for securing, safe handling, and use of the firearm(s) and agree to hold 116 Fussen Strasse, LLC and the property operators harmless against any and all claims, liabilities, damages, injuries, costs or expenses whatsoever arising from or related to firearm(s) on the premises. ATV’s can be brought to the property for use elsewhere but not ridden on the property itself. HOLD HARMLESS: The guest(s) agree to hold the 116 Fussen Strasse, LLC and the property operators harmless against any and all claims, liabilities, damages, injuries, costs or expenses whatsoever arising from or related to your use and/or occupancy of the property, including, but not limited to, any claim or liability for personal injury, damage, or loss of any kind resulting from your actions or omissions, and the actions or omissions of other occupants, any hot tub incidents, or incidents relating to injuries obtained from the use of any type of furniture during or relating to your stay. Please note rules are based on several factors including airbnb, insurance, state, county, and city guidelines and laws.

We require that the guest completing the booking complete an "Identity Verification" through Airbnb before they can book. We allow up to 3 dogs (with a pet fee) - please ensure they are included in your reservation. You’re heading to the mountains where the weather can change quickly. Since we don't allow last-minute weather cancellations, we highly suggest, for peace of mind, that you add travel insurance when you check out.
